Stages of building a house with New-House

1.  Building plot

You can start cooperation with New-House at this stage.
If you want, we will find a building plot for you in the indicated location.

What we do?

  • Finding the right plot in the location chosen by the client
  • Analysis of available plots for the construction of a selected house project
  • Checking the plot in geological, technical, legal, architectural

    and location terms
  • Analysis of the plot in formal terms, e.g. in terms of the distance of the building from the plot borders
  • De-farming or deforestation of the plot area

Since we want to obtain a building permit efficiently in the future, after purchasing the plot, we complete the appropriate formalities. If a Local Spatial Development Plan has been developed for the plot, it is necessary to extract and extract from this plan. If the plot is not included in the LZP, we apply for Development Conditions.

Local Spatial Development Plan and Building Conditions

The Local Spatial Development Plan, which is a legal act created by the city or commune council, contains detailed conditions for the development of a specific area and its intended use.
If the plot has not been included in the LZP, it is necessary to apply for a decision on the Land Development Conditions for a given plot.

Currently, the most common method of obtaining a house design is to choose a ready-made solution whose functional values ​​are the closest to the investor's expectations.

How much does an individual house project cost?

Currently, prices for an individual project range from PLN 120 to PLN 200 per square meter of the area of ​​a single-family house. How much we ultimately pay for a custom-made house design depends on its complexity. It is also not uncommon that the larger the designed building is, the more favorable the price per square meter can be negotiated.

4.  Building connections

If you have bought an undeveloped plot, it will be necessary to bring in connections for electricity, gas, water, and sewage. This is the investor's obligation, but customers who commission New-House for comprehensive house construction can also count on professional assistance at this
bureaucratic stage. Let us take care of all the formalities that need to be dealt with, as there are many and can take up to 4 months in practice

5.  Building permit

Comprehensive house construction with New-House means that, on behalf of the client, we also take care of obtaining the administrative decision in the form of a building permit.

We prepare applications, obtain all necessary documents, visit offices, and obtain documentation. We also submit a complete application to the appropriate county or city office. It goes without saying that thanks to such cooperation, the investor saves a lot of time and nerves. It also avoids errors and formal deficiencies, which are the most common reason for prolonged procedures.

Officials have 65 days to consider the application - however, our many years of experience show that this deadline may be longer, especially in large urban agglomerations, where there are simply a lot of applications.

6. Mortgage loan

Most investors do not have all the necessary funds to carry out their dream
construction project. In such a situation, a mortgage loan for building a house can be helpful. It can finance most of the construction, but it is necessary to have a minimum own contribution of 20% of the loan value. It is worth noting that in the case of some financial institutions, the own contribution may be the borrower's building plot or additional loan insurance, which will ultimately increase the monthly installment.
The procedure for obtaining a loan for building can be started after obtaining a building permit.

7. Physical construction of a house
