Typically, the building reaches the stage of rough construction when the structural work is completed, and the next stage, the developer's work, can begin. This allows the building to safely withstand the variable weather conditions during winter. Generally, earthworks and construction work are not carried out during winter. Only finishing work can be conducted if appropriate conditions are provided for the workers and the building is equipped with heating and ventilation necessary for the proper progress of developer's work.

 

What does rough construction include?

Simply put, rough construction of a single-family house consists of approximately half of the construction work that needs to be done throughout the entire building process. Clients who commission New-House for the comprehensive construction of their house can expect the completion of rough construction within 3-4 months. During this time, the work constituting the ground zero state, the rough open state, and the rough closed state of the house will be completed.

 

Ground zero state

The ground zero state of the building consists mostly of organizational work that prepares the construction site for subsequent actions, such as:

  • Marking the boundaries of the building
  • Foundation construction
  • Basement construction (if included in the project)
  • Purchasing and logistics of the necessary construction materials for subsequent work

 

Rough open state

A house in the rough open state should have all structural elements completed. This means that walls, internal stairs (if included in the project), chimney, and roof without final covering should be constructed.

 

Rough closed state

The work carried out during the process of bringing the building to the rough closed state includes all the aforementioned work and additionally:

  • Installation of windows
  • Installation of external doors
  • Installation of garage doors (if included in the project)
  • Installation of roof covering
  • Sheet metal work required for the roof
  • Installation of gutters
  • Installation of interior partition walls

However, it is important to note that the presented scope of work for each stage of achieving the rough closed state is only approximate and does not exhaust the possibilities of our company. The actual work performed at this stage of building a single-family house depends solely on you, your needs, and expectations.

 

Why is it necessary to bring the house to the rough closed state before winter?

Bringing the building to the rough closed state ensures its proper protection during the winter months when most investors suspend construction work. This is crucial because severe frost, rain, and snow could negatively affect an inadequately protected building structure. We are talking about significant, irreversible changes and damages. Properly securing the house before winter allows for smooth continuation of the work constituting the developer's stage in spring. It is also possible to carry out finishing work during the winter months when skilled workers are more available. New-House takes on such tasks, but under certain conditions:

  1. Prior installation of heating, even in its basic form, should be done in the house, so that the temperature inside remains at a minimum of 15 degrees Celsius.
  2. Proper ventilation is also important to prevent moisture accumulation.
  3. Appropriate interior lighting should be provided to continue work independently of access to sunlight.

 

How long can a house remain in the rough closed state?

It may happen that the investor's financial situation after the winter season does not allow for the continuation of developer's work. In such a situation, can the house remain in the rough closed state for a longer period? Generally, it depends on the level of its protection. We are not only referring to protection against adverse weather conditions but also protection against trespassing by third parties. It is not uncommon for newly installed windows, doors, and other equipment to become the target of thieves. It is important to be aware of this when considering leaving the house in the rough closed state for several months.

 

Cost of the rough closed state

The final cost of bringing the house to the rough closed state consists of various variables, making detailed estimation extremely difficult. The cost of the work involved in achieving the rough state depends on:

  • The specific characteristics of the construction project
  • The size of the house
  • The number of floors in the building
  • The number of walls
  • The number of window openings
  • The type and construction of the roof
  • The type of heating installation
  • The quality of the materials used

It is much wiser to invest in reliable, high-quality materials and sleep peacefully during the long-term use of the house.
